How much are the condo fees? Currently, they are $116.00 a month.

What do the Condo Fees cover? Building Maintenance, Landscaping/Grounds, Janitorial for the common areas, trash collection, exterminating, snow removal, electricity for common areas, pool service, security, office expense, insurance, management fees, and taxes.

Do units have high-speed internet access? Yes, they are wired for high-speed internet, but you set up your own account with the internet company.

Do units have an intrusion alarm? Yes, but to activate it and have it call the police, you must set up an account with the company and pay for the service.

Is parking assigned? NO, spaces are first come first serve, but parking is free.

Are pets allowed? Yes, the keeping of ordinary domestic pets (e.g., dogs, cats or caged birds) weighing up to 100 lbs. and not exceeding one per Unit without the approval of the Board of Directors. Guide animals and aquarium fish (and other limited species of animals which do not normally leave the Unit and which do not make noise) are permitted.

Do you have additional storage? Riverbend has extra storage closet outside on their balconies.

What appliances convey in the units? washer/dryer, dishwasher, range, and refrigerator.

If I decide to move, can I rent out my unit? Leasing is allowed so long as it's not for transient/hotel purposes, there is a formal, written lease, the lease requires compliance with the condominium documents, the lease allows the UOA to evict the tenant for violating the condo documents, and a copy of the lease is filed with the UOA.

What is going to be built on the adjacent land (open area to the left of the parking lot)? Nothing will be built on the land by to the left of the clubhouse and parking lot and it belongs to Albemarle County Green Space and it is preserved land.

What is the average cost for real estate taxes? The City won't assess the units until we file the declaration, so we have no idea what tax assessments will be yet. For closing purposes, tax prorations will be based either on the purchase price or a percentage of the overall property tax bill (see Section N of the Public Offering Statement), multiplied by the tax rate (currently $1.05/$100 in the City).

Are you currently under construction? NO, Riverbend was built in 2002.

When are units available for occupancy? Either a) after a tenant moves out or b) after closing on a vacant unit.

For an investor, is there assistance in finding a tenant to lease? You may pay a fee to use the current property management company to help you with managing your unit or you may select another company or you may manage it yourself.

Are you able to purchase a unit while current tenant is still leasing? Yes, and then you become the new landlord for that tenant until their lease is up. And at that time you may want them to stay if you are an investor or you may want them to leave if you plan on occupying the unit.

Distance to UVA grounds and distance to UVA medical center? Riverbend is 4.5 miles from UVA.

What are Elementary schools and pre-schools nearby? Riverbend: Stone Robinson and for more info see http://www.k12albemarle.org/.

Are you on the bus line? Riverbend: yes, the county bus line stops in the Pantops Shopping Center.
